HSG 264 defines a Management Survey as a “standard survey to locate the presence and extent of any suspect ACMs in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition”.

We also hold accreditation to ISO17020 (UKAS number 6998) to under take management, refurbishment and pre-demolition surveys to residental, commercial and industrial sites.

An Asbestos Management Survey is the standard survey required on any building built or refurbished before Nonember 1999. Its purpose is to locate as far as reasonably practicable, the presence and extent of any suspect Asbestos Containing Materials in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to access their condition.

What can we do to help?

Asbestos Management Surveys will often involve minor intrusive work and some disturbance.  The extent of intrusion will vary between premises and depend on what is reasonably practicable for individual properties. Following completion of your management survey, you will be provided with a report detailing the location and properties of any asbestos found within the building.

Our Asbestos Management Surveys will include a risk assessment of the condition of the various Asbestos Containing Materials found and their ability to release fibres into the air if they are disturbed in some way. This will give you a good initial guide to the priority for managing Asbestos Containing Materials as it will identify the materials that will most readily release airborne fibres if they are disturbed.

DEMOLITION OR REFURBISHMENT

A Pre-Demolition or Refurbishment level survey will be necessary when the building (or part of it) is to be upgraded, refurbished, or demolished. The purpose of a Demolition or Refurbishment survey is to locate and describe (as far as reasonably practicable) all Asbestos Containing Materials (ACM’s) in the area where the refurbishment or demolition activities are to take place. These asbestos surveys are fully intrusive and often necessitate destructive inspection of the fabric of the building to gain access to all areas which are suspected to contain any ACM’s.

In accordance with the ACOP and guidance for the Control of Asbestos Regulations 2012, L143 Managing and working with asbestos, a Management Plan should set out how the risks from asbestos will be managed. If the material is in good condition it is usually safe to leave it in place and periodically assess it to check that it has not deteriorated or been damaged.

The information and data collected during the inspection can be recorded and delivered either in electronic reports and/or through clients Asbestos database systems.

When ACMs have been damaged and the risk identified to be higher than original, we will offer recommendations for safe management including removal or encapsulation.

The Legal Requirements

The Control of Asbestos Regulations 2012 place a legal duty to take steps to identify, manage and monitor asbestos containing materials in any non-domestic property.

Part of this legal duty includes carrying out an inspection of the property to identify asbestos containing materials.
